During an Exit Window, you’ll see different blocks' prices depending on the discount applied by each seller.
When selling your Blocks during the exit windows, you can view the listing price and understand precisely how it was calculated.
How is the Block price determined?
The Block price is calculated using two key components:

1. Current valuation
All PRYPCO Blocks properties receive an independent third-party valuation twice a year — before each Exit Window in June and December.
These valuation reports are made available to investors directly on the platform.
The valuation reflects the property’s current market value, ensuring transparency and accuracy in pricing.
2. Discounts
The seller determines discounts, and it can go as high as 20%.
Block price formula - Exit Window
Your Block price is calculated using the following formula:
Current Valuation – Seller's Discount = Block Price
Example:
Investor A is an existing investor who owns 1,500 Blocks in a Property 1 making his total investment AED 150,000.
With the property appreciating by 15.38%, the price per Block has now risen from AED 100.00 to AED 115.38, and his portfolio is now valued at AED 173,077.
Investor A decides to liquidate 500 Blocks and create a listing in the Exit Window. To make his offer more attractive, he applies a 5% discount on the current Block price (AED 109.62).
Investor B is an investor in PRYPCO Blocks. She visits the Secondary Listings page and sees Investor A’s offer listed with a 5% discount at AED 109.62 per Block.
