What kind of returns can I expect from a Flip the Blocks investment?

Flip the Blocks investments are designed to generate returns through capital appreciation, rather than rental income.

This means returns are realised after the property is renovated and sold, not through monthly dividends.


📈 How returns are generated

Returns from a Flip the Blocks investment depend on several factors, including:

  • The final sale price of the property

  • Renovation and transaction costs

  • Market conditions at the time of sale

Once the property is sold:

  • Sale proceeds are collected by the SPV

  • The SPV is liquidated

  • Net proceeds are distributed to investors based on their ownership share


⏳ When are returns paid?

Unlike standard PRYPCO Blocks investments:

  • Flip investments do not pay monthly rental dividends

  • Returns are paid at the end of the project, after the property is sold

This makes Flip a project-based investment, rather than an income-generating one.

    PRYPCO platform fees and KYC-related costs

Total Share Capital: AED 1,400,000


EXIT

  • Exit Period: 6 months

  • Sale Price: AED 1,800,000

  • Property Sale Costs: AED 250,000

Net Exit Value: AED 1,550,000


RETURNS

  • Net Profit: AED 150,000
    (Net Exit Value – Total Share Capital)

  • Net ROI: 10.71%
    (Net Profit ÷ Total Share Capital)

  • Annualised ROI: 21.43%
    ((Net ROI ÷ Exit Period) × 12 months)

  • Returns are not guaranteed

  • Actual results may differ from projections due to:

    • Renovation scope changes

    • Market price fluctuations

    • Longer or shorter exit timelines

  • Flip investments are not eligible for Exit Windows, meaning investors remain invested until the renovation is complete and property is sold.
